Termite damaged northern beaches home sells for $870,000

A TERMITE-DAMAGED home in Allambie Heights sold for $870,000 on the weekend with two parties bidding.
The three-bedroom deceased estate also had a swollen creek running beside it, suggesting the ground or the house could be prone to damp.
Freshwater carpenter Greg Dickson and his wife Sarah bought the two-storey home in Wyarama St, and intend to fix it up themselves.

Richard Jobson, of Belle Property Seaforth, said even difficult-to-sell houses were changing hands in this strong market.

“The house had termite damage all through it, particularly on the lower level and in the master bedroom” he said.

Inside 34 Wyarama St, Allambie Heights, which had termite-damage in the lower level, including the master bedroom.

Termite damage such as this, at a different house, would normally cause a property to lose value.

“It put off a few people when they carried out pest and building inspections.”

“Then the creek beside the house was in full flow because of all the rain.”
Mr Jobson said it’s not uncommon for a house of that generation to have termite damage.

The big garden is next to a reserve and has a creek.

“Ninety-five per cent of houses on the northern beaches 30 to 40 years old would have some form of termite damage,” he said.
Last week agents said it is almost impossible to buy a freestanding house on the northern beaches for less than $1 million. Mr Jobson said homes under $1 million were still around but they would have detractions, such as being on a busy road.

According to RP Data, only three other houses sold on the northern beaches last week for less than $900,000. Two of them were two-bedroom cottages and the third was on a main road.
The weekend auction clearance rate for the northern beaches was over 89 per cent. Of the 37 properties offered at auction, 14 sold early, 19 sold on the day and only four were passed in or withdrawn.
